Home Buyers Report
RICS Level 2
The focus is on assessing the general condition of the main elements of a property, and identifying any defects or issues that might affect your decision to proceed, but does not go into detail regarding necessary repairs. The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems.
Choose this report if you need more extensive information whilst buying a conventional house, flat or bungalow, built from common building materials and in reasonable condition. The service is designed for lay clients who are seeking a professional opinion on a property’s condition, at an economic price.

Major Defects Survey
The Major Defects Survey is our own report, which bridges the gap between the Homebuyer Report and Building Survey.
It offers clients a more accessible report than a Building Survey, providing more detailed advice regarding any defects, such as structural movement and dampness, than the Homebuyer.
The level of inspection is the same as for the Building Survey, but the report is more focussed on informing you about any current or potential defects, and what needs to be done. The report is more concise than the Building Survey, and excludes comments on the condition of cosmetic issues, such as the quality of the kitchen and bathroom fittings but does still cover the services.
This level of service is appropriate for most properties but is particularly well suited to those that either need refurbishment, or where an older property appears to be in good condition.

Building Survey
RICS Level 3
This is the most comprehensive survey we offer. The visual inspection takes in all accessible areas (where safe to do so), including the grounds, and the services are observed in normal operation.
This report aims to provide the information needed to make an informed decision by being tailored to the property and the requirements of the client. The construction of the property is described in greater detail than in a Level 2. Any visible or potential defects, such as damp and structural movement, are identified, and advice is given on their probable cause, severity, and suitable repairs and timescales are recommended.
Though this type of survey can be carried out on any building, it is best suited to historic properties, those of unusual construction, or those that have been substantially altered.

Specific Defect Survey
For owners or buyers, who don’t want a full survey or have had a HomeBuyer survey that has raised queries, concerned about a specific issue, such as a crack or dampness.
